The Project:

The renovation of the property aims to create eleven prestigious residential units while restoring the building's health and architectural finishes, which have been lost over years of neglect and stylistically inappropriate interventions.

The Residential Units:

The project includes the creation of eleven residential units within a condominium that will feature part of the currently existing large park, covering approximately 17,000 square meters. Access will be via the vehicle gate on Via Ombrosa.

The park is expected to be equipped with sports facilities such as a padel court and a large tree-lined parking area to ensure a dedicated parking space for each apartment.

The four ground-floor units will each have a portion of the park for exclusive use.

The villa will house the two largest residential units:

Unit No. 1, located on the ground floor on the left side of the villa, has a gross area of 275 sqm and a garden of approximately 1,200 sqm. It includes three bedrooms, four bathrooms, a spacious 50 sqm living room, a dining room, and a kitchen.
Unit No. 2, also on the ground floor but on the right side of the villa, has a gross area of 192 sqm and a garden of about 600 sqm. It consists of two bedrooms, two bathrooms, and an open-plan living-dining-kitchen area totaling 58 sqm net.

On the upper floors of the villa and in the side wing, there will be nine additional apartments ranging in size from 171 sqm to 98 sqm gross. Like the ground-floor units, these apartments will feature spacious rooms with high ceilings typical of historic buildings.
The second-floor apartments will have double-height living areas overlooked by mezzanine spaces in the attic, accessible via internal stairs within each unit.

All systems, windows, and interior finishes will be designed to respect the historical character of the building while ensuring the highest standards of modern residential comfort.
