The Project:
The renovation of the property aims to create eleven prestigious residential units while at the same time restoring the building’s healthiness and finishes that had been lost over years of neglect and stylistically inappropriate interventions.

The Residential Units:
The project involves the construction of eleven residential units within a condominium that will include part of the existing extensive park, measuring approximately 17,000 sqm. Access will be through the driveway gate located on Via Ombrosa.
The park will likely be equipped with sports facilities, such as a padel court, and a large tree-lined parking area to provide a parking space for each apartment.

The four ground-floor units will have a portion of the park for exclusive use, along with parking spaces.

Inside the villa will be the two largest residential units:

Unit No. 1, located on the ground floor on the left side of the villa, with a gross floor area of 275 sqm and a garden of about 1,200 sqm, including four parking spaces. It will feature three bedrooms, four bathrooms, a large living room of 50 sqm, a dining room, and a kitchen.

Unit No. 2, also located on the ground floor of the villa but on the right side, with a gross floor area of 192 sqm and a garden of about 600 sqm with two private parking spaces. It will include two bedrooms, two bathrooms, and an open-plan living-dining-kitchen area of a total of 58 sqm net.

Two additional ground-floor units will be located in the side wing, measuring 138 sqm and 151 sqm respectively.

On the upper floors of the villa and in the side wing, there will be seven more apartments, ranging from 171 sqm to 98 sqm gross. Like the ground-floor units, these will feature spacious rooms with high ceilings, typical of historic buildings. The apartments on the second floor will have double-height living rooms with mezzanine spaces accessible via internal staircases within each unit.

The systems, windows, and interior finishes of each unit will be designed to respect the historical character of the property while at the same time ensuring the highest standards of contemporary living comfort.
